Project Journey
From the first conversation, we help you work out what’s possible and shape a design around what you need. We’ll guide you through any permissions you need, prepare drawings so builders can price and carry out the work, and help you make decisions as the build progresses.
The stages below explain what happens at each step and what you can expect from us. You can work with us from the first ideas through to completion, or bring us in for the part you need help with.

Feasibility and Briefing
RIBA Stages 0-1
Every project begins with understanding what you want to achieve and what your property can accommodate. We bring these together to establish a clear brief and assess the project's feasbility.
-
Discuss your requirements, budget and timescale
-
Assess the property and identify planning and practical constraints
-
Explore potential approaches and advise on the next steps

Design and Planning
RIBA Stages 2-3
We develop your brief into architectural proposals, exploring how spaces, materials and the building’s relationship to its surroundings can work together. Through drawings, models and discussion, we refine the design with you before preparing the relevant planning applications.
-
Explore layouts and design options through plans and visualisations.
-
Coordinate input from engineers and other specialist consultants.
-
Prepare and submit planning applications and listed building consent applications where required.
Technical Design and Preparing to Build
RIBA Stage 4
We develop the agreed design into detailed information that explains how the building will be constructed. This brings together materials, structure and building services, resolving the connections and specifications needed for building regulations, contractor pricing and construction.
-
Prepare technical drawings, construction details and specifications.
-
Coordinate consultant information and prepare the building regulations application.
-
Prepare tender information and help assess contractors’ submissions where appointed.

Construction and Completion
RIBA Stages 5-6
We provide support as the design takes shape on site, helping resolve construction queries and reviewing progress against the agreed information. Our involvement is tailored to your appointment and can extend through completion and handover.
-
Visit site to review progress and respond to design queries.
-
Administer the building contract where appointed, including assessing payments and changes.
-
Support completion, identify outstanding work and assist with handover.
