SOPHA - Residential and retail mixed use scheme.

This project started with appraisal of the existing building, an impressive coaching inn and hotel which had undergone significant internal alterations and subdivisions over the years. The decision was taken to open up the space to take advantage of the qualities of this grand building by removing suspended ceilings, exposing historic fabric such as chimneys and structural timbers and exploring how these natural materials could be used in a contemporary setting.

Working with the client to develop the spatial strategy, we decided upon a flowing open-plan to the extensive ground floor with opportunity for distinct places within the room which exploit qualities of natural light, volume of space, materials and colour.
We altered the access strategy noting opportunity for a new showroom entrance from the carpark.

The upper two storeys were converted into 4 self contained one bedroom flats.

We worked within the constraints of the existing building to produce high quality flats, each with bright and spacious living spaces and modern fixtures and fittings. The thermal fabric of the building was upgraded throughout to exceed building regulations requirements.

This project gained planning permission approval in Spring 2017 and completed on site in 2018. The project was nominated for a Local Authority Building Control award South West in three categories - Best small commercial building, best conversion and most inclusive building.
